PARTNERS
Kenn Penn
President
As President of Benchmark, Kenn ensures that integrity, quality, and respect guide every project. A former real estate construction lender for the banking industry he was involved in business development, analyzing financial feasibility of residential and commercial developments and involved in real estate projects exceeding $500 million. Kenn has been involved in various levels of construction, project management and property management consulting that includes over 2,000 market and subsidized residential units as well as commercial developments. Kenn has a long history of commitment to the community. He has participated in career fairs at local schools and addressed the Greater Philadelphia Chamber of Commerce on the hiring of non-traditional workers. He presently serves on the Board of Directors of the African American Chamber of Commerce (AACC) as well as the Building Industry Association (BIA). Kenn is also the Co-Chairperson of BIA’s newly created Diversity, Equity & Inclusion Committee in an effort to improve the diversity in the construction field . Kenn and his wife live in the northwest and are avid golfers and rowers with their two young adults.
Henry Sullivan
Dir. of Development
Prior to the formation of Benchmark Henry worked at Alterra Property Group (“Alterra”) from 2013-20. During his tenure at Alterra he was involved in over $1B over Real Estate transactions and the (re)development of approximately 3,000 apartments in the Philadelphia region. As VP of Acquisitions Henry sourced new investment opportunities and interacted directly with investors which ranged from local family offices and high net worth individuals to some of the most sophisticated real estate investors in the world (i.e., Federal Capital Partners, The Carlyle Group, NY Life, BlackRock, JP Morgan). Henry is an active member of Big Brothers Big Sisters and resides in Bella Vista with his wife and child.
Elliot O’Neill
Chief Estimator
Elliot is Benchmark’s chief estimator. With a strong work ethic, extensive knowledge of the industry, and creative problem-solving skills, Elliot is a driving force behind all of Benchmark’s projects. He is responsible for the estimating and purchasing of over $50M construction in the City of Philadelphia over the past 2 years. Elliot monitors projects’ performance, schedule, and quality, ensuring that each project meets or exceeds expectations. A passionate Nittany Lion, Elliot comes from a Philadelphia construction family that has constructed bridges, schools, and churches throughout the region. Elliot was born and raised in east Mt. Airy.
Pete Pelullo
Dir. Of Construction
Pete has extensive experience with the people and process involved in construction projects. At Benchmark, he works closely with engineers, architects and building trades to create collaborative and proficient project teams and high-performing buildings. In the past 5 years Pete has managed over $100M worth of industrial, commercial, and residential building construction, including a number of renovations and restorations of historic properties in the City of Philadelphia. Born and raised in Philadelphia Pete is an active member of St. Paul’s Parish (10th and Christian) which he attends with his wife and two sons. Pete dedicates much of his free time to mentoring at risk youth and has been successful in finding them employment in the construction industry.
Sal Jalilvand
VP Of Operations
As Benchmark’s VP of Operations, Sal is responsible for the onsite progress of multiple project types, including ground-up construction, renovations, and tenant fit-outs. Sal is a fourth-generation general contractor. He manages materials, field staff, site quality, commissioning, permits, inspections, cost control and reporting, conflict resolution and onsite quality control. His deep understanding of every construction phase comes from years of experience building in Philadelphia. Sal is responsible for the successful completion of over $80M worth of construction in the City. He currently resides in South Philadelphia with his fiancé and is an avid supporter of Northern Children Services.
